ABOUT GISBORNE

Gisborne is a prestigious and picturesque regional township located approximately 54 kilometres northwest of the Melbourne CBD, serving as the southern gateway to the Macedon Ranges. Renowned for its "village in a valley" atmosphere, the suburb offers a refined tree-change lifestyle where grand historic homesteads and European-style gardens meet the amenities of a modern regional centre.

As of late 2025, it remains one of the fastest-growing regions in the Shire, attracting families and professionals seeking a blend of country air and metropolitan convenience.

The lifestyle in Gisborne is deeply connected to the distinct four seasons of the region. The town is famous for its tree-lined streets, particularly Hamilton Street and Aitken Street, which display vibrant autumn colours. Outdoor life centres on the Gisborne Botanic Gardens and the Jacksons Creek walk, a scenic trail featuring grassy embankments and giant deciduous trees that winds through the heart of the town to Sankey Reserve. Social life is anchored by the Gisborne Olde Time Market, held on the first Sunday of each month, which is one of Victoria's most popular regional markets. For recreation, the Gisborne Golf Club offers a high-quality 18-hole course where players share the fairways with a large resident population of Eastern Grey kangaroos.

Education is a primary drawcard for the area, with the suburb hosting several well-regarded institutions. Gisborne Primary School and the newer Willowbank Primary School cater to the growing population, while Gisborne Secondary College provides comprehensive secondary education for the district. The suburb also offers unique options like the Gisborne Montessori School and is within reach of elite private colleges in nearby Sunbury and Woodend. Connectivity is managed via the Gisborne Railway Station (located in neighbouring New Gisborne), which provides V/Line services to Southern Cross Station in under an hour. For motorists, the Calder Freeway offers a direct, high-speed link to Melbourne and the airport.

Significant infrastructure projects are currently modernising the town to support its population of over 15,600. Recent works include the Aitken Street and Kilmore Road footpath upgrades to improve pedestrian safety and the Fersfield Road reconstruction, which added new shared paths and better links to schools. Additionally, the suburb has seen a surge in retail and health services, with expanded medical facilities and a thriving culinary scene featuring local landmarks like the Gisborne Peak Winery and artisanal ice cream producers.

From a property perspective, Gisborne is a high-value and resilient market. The housing stock is a prestigious mix of late-Victorian heritage homes, substantial 1970s residences on large allotments, and modern family estates in master-planned pockets. With an exceptionally high owner-occupation rate, the suburb maintains a stable, community-driven character. While new subdivisions are expanding the town's footprint, strict planning policies ensure the preservation of the surrounding "green wedge" and the historic charm of the central village.
