ABOUT CAMPBELLFIELD

Campbellfield is a significant industrial and residential suburb located approximately 13 to 16 kilometres north of the Melbourne CBD. It is a suburb of contrasts, famously known for its vast industrial zones and manufacturing history, while also being home to several tightly-knit residential pockets and some of Victoria’s oldest heritage sites. Situated along the Hume Highway, it serves as a critical logistics and commercial artery for Melbourne’s northern corridor.

The lifestyle in Campbellfield is practical and multicultural. It is a hardworking suburb where residential life is often clustered in four distinct neighbourhoods, separated by major industrial estates. For recreation, residents use the Campbellfield Recreation Reserve and the Campbellfield Community Centre, which provides a central gathering space for the suburb’s diverse population. To the east, the suburb is bordered by the Galada Tamboore Grasslands and the Merri Creek, offering significant natural beauty and walking trails that contrast with the nearby concrete landscape. For entertainment, the suburb is home to the PowerPlay electric karting centre and the Campbellfield Miniature Railway, a local favourite for families.

History is a defining feature of Campbellfield, which houses the Scots Church (established in 1842), widely considered the oldest church building in Victoria still in use. The suburb was also the longtime home of the Ford Australia Broadmeadows Assembly Plant, which produced iconic models like the Falcon and Territory until its closure in 2016. Today, that industrial spirit continues through a variety of business parks and logistics hubs, supported by the Campbellfield Plaza and the Fordgate shopping strip on Barry Road, which provide a wide range of multicultural grocery stores and cafes.

Education is focused on the local Campbellfield Heights Primary School, which is noted for its inclusive environment and strong emphasis on physical education. While there are no secondary schools within the suburb boundaries, students typically attend colleges in neighbouring Broadmeadows, Fawkner, or Glenroy. Connectivity is a major logistical advantage for the area; it is serviced by the Upfield Railway Station (the terminus of the line) and numerous bus routes. Its position at the junction of the Hume Highway, M80 Ring Road, and Sydney Road makes it one of the most accessible suburbs in the north for motorists.

From a property perspective, Campbellfield is an affordable and resilient market that has seen strong capital growth. The housing stock is a mix of classic 1960s brick veneer homes on generous allotments and newer townhouse developments. It is a very stable community with a high rate of home ownership (approximately 70-87%) and a long average hold period. As the northern suburbs continue to densify, Campbellfield's large block sizes and strategic location ensure it remains a popular choice for investors and first-home buyers seeking value near major employment hubs.
