Braeside is a unique and significant suburb in Melbourne’s southeast, located approximately 26 kilometres from the CBD. Unlike its residential neighbors, Braeside is primarily defined by its dual identity as a premier industrial engine room and a sprawling environmental sanctuary.

With more than 40% of its land dedicated to parkland, Braeside offers a rare landscape where large-scale commerce coexists with significant native biodiversity.

The lifestyle in Braeside is largely focused on the outdoors and high-performance recreation. The suburb is dominated by Braeside Park, a 295-hectare regional park that serves as a vital green lung for the southeastern suburbs.

Residents from across the City of Kingston visit for its extensive network of trails, including the historic Phar Lap racecourse track where the legendary horse once trained. The park is a haven for birdwatching and environmental education, featuring wetlands that support a diverse range of local fauna. Adjacent to the park, the Southern Golf Club and the Kingston Heath Golf Club contribute to the area's reputation as part of Melbourne's elite "Sandbelt" golf region.

Industrial and commercial activity is the other half of Braeside’s character. It is home to one of Melbourne’s most modern industrial precincts, housing major global brands such as Puma Australia, Toll Group, and the IVE Group. The Braeside Industrial Estate is recognized for its commitment to sustainability, with many warehouses featuring solar PV integration and rainwater harvesting. The suburb has recently seen further modernisation with the completion of the Mordialloc Bypass, which has dramatically improved freight efficiency and reduced local traffic congestion by providing a direct link between the Mornington Peninsula Freeway and the Dingley Bypass.

Education and community services are primarily accessed in the surrounding residential suburbs of Aspendale Gardens, Waterways, and Mordialloc. However, Braeside itself hosts a campus of Mentone Grammar School (the Keysborough campus is nearby, but Braeside holds significant playing fields and sporting facilities used by various schools). Connectivity is a major logistical advantage; while the suburb lacks a passenger train station, it is a key node for vehicular transport, with Governor Road and Boundary Road serving as major arterials that connect the industrial heartland to the wider metropolitan area.

From a property perspective, Braeside is a specialized market. It has a very small residential population, with most housing concentrated in discrete pockets or on the suburb's fringe. The majority of real estate activity revolves around industrial and commercial holdings, which are highly prized for their strategic location and proximity to the new bypass. As a result, the suburb maintains a high commercial owner-occupation rate and serves as a critical employment hub, supporting thousands of jobs for the surrounding residential communities.
