Your Spring sale starts now
As I’ve mentioned several times in recent posts, one of the key ingredients in maximising your property sale in Spring, particularly if you want to take advantage of the benefits that come with an early Spring sale, is to make the most of some careful planning and preparation.
So it’s been interesting that we have had a number of phone calls recently from local homeowners who read my recent post about THE FIVE D's ON YOUR TO DO LIST, and have been wondering about what other improvements that could be making to their home before putting it on the market.
Now, as I mentioned in that recent post, it’s important to remember that every property is different, as are the different buyer categories that you could be appealing to. So it’s vital that you get some first-hand advice and guidance from someone who deals with the buyers in this area every day.
Having said that, here’s a few more tips that you might want to consider…
- First impressions matter. Don’t forget that the first thing a buyer sees when they pull up out the front will determine whether they want to come inside or not. This extends from your front fence and driveway to your front garden…even your letter box is part of the picture.
- Would professional styling help? Staging your property means much more than simply tidying or rearranging the cushions on your couch. It is about creating an emotional connection. Some people estimate that professional styling can add five to ten per cent to your sale price, as well as encouraging a quicker sale. But this is only the case with some situations, so be sure to talk to your agent to ensure you’re not wasting money.
- Market insights. It’s one thing to go online to find out what properties in your area have been selling for. But you’ll be even better informed if you can gain some insights into WHO bought those properties and WHY. For example, were they a young family looking to be close to a specific school, someone with a dog who wanted easy access to the off-lead park, or were they simply after the land as it was ideally suited to their development plans? Knowledge like this will enable you to gain a much clearer picture of what your own property is likely to achieve, and why.
