‘Tis the season to get ready
Whether you happen to be glancing at the calendar, or simply looking out the window at the weather this week, there’s no doubt that we are right in the midst of mid-winter right now. So I hope you’re staying warm and dry.
But the current season got me thinking about the different seasons of the year, and how they affect our property dealings.
For example, many people regard Spring as the traditional peak selling season for property in Melbourne, and to some extent this has been true historically. However, it is important to remember that whilst Spring is certainly the busiest season when it comes to the volume of property that hits the market, is it also the time of year when sellers can experience the greatest level of competition from other sellers in their area.
This means that Spring is the time of year when careful planning can make a big difference to your result…and that’s before you start thinking about the timing issues that come with working around school holidays, the AFL Grand Final weekend, Melbourne Cup Day, etc.
When you add the fact that the official start of Spring this year is now just over six weeks away, and that history has shown that those sellers who sell during early Spring tend to achieve better average sales results than those who leave it until later in the year, it is clear that anyone planning on selling in 2025 would be well advised to start putting a plan in place sooner rather than later.
