Quick responses are making a difference
Right now we are in a property market where interest rates are falling, and new listings are thin on the ground. As a result, it will come as no surprise that the ability to get in early to inspect a property, then to make quick decisions about your level of interest, can make a real difference to your success as a home buyer.
In recent times, we have seen several examples of properties hitting the market and receiving written offers from buyers before the first Open House has been conducted. As we have pointed out in several RECENT POSTS, competition between multiple buyers has become common at many of our auctions, bringing excellent results for so many happy vendors.
The most recent example of these conditions occurred when we listed a three-bedroom unit at the rear of a two lot subdivision in Tramoo Street, Lalor (pictured).
Enjoying a prime location within walking distance of shops, parks and transport options, this property attracted immediate interest from our large database of registered buyers, with first home buyers, investors and local downsizers all showing interest. Indeed, we had buyers wanting to make written offers as soon as the paperwork was available, effectively becoming an ‘off-market’ opportunity prior to hitting the internet.
In the end, some very happy first home buyers were able to seal the deal and are looking forward to bringing their dreams to reality in this central location.
What are the lessons here? Firstly, if you’re keen to buy and haven’t yet registered your details with our team to be added to our database, it’s time you did! Secondly, if you have a clear picture of what you’re after, be ready to act as soon as you see it. The longer you wait to make your move, the more likely someone else is getting in before you.
Of course, as is always the case, if you would like some experienced advice to assist you in buying, selling or investing, the team at Barry Plant Thomastown is always happy to help. So feel free to give us a call on 9466 3233.
Best wishes,
Con Constantinou
