Indeed, it was as recently as LAST WEEK'S POST that I was talking about the coming Spring market and the importance of getting on the front foot early to ensure you don’t miss out on the opportunities than an early Spring campaign can provide.

So it was timely that I came across some figures this week that added to the perception that the Spring of 2025 is looking like being a big one for buyers and sellers in Melbourne, and that was before the Reserve Bank announces their next cut to official interest rates!

The figures I am talking about are the traffic numbers for Australia’s largest real estate portal, and they tell an interesting story about just how much pent-up interest there is in real estate as we head towards Spring.

The headline figure that caught my eye is that around 12.7 million visited that site in just one month! That’s more than 10 per cent above the traffic numbers we were seeing just one year ago, reflecting the growing interest and confidence that Australians are showing in the property market at the moment.

When you consider that there are around 26.7 million Australians in total, that’s not far short of half the entire population!

So, what does this mean for anyone considering making a move before the end of 2025? Well, if you’re going to be selling, it seems there is a fair bit of built-up interest out there ready to take an interest in your property when it hits the market. Indeed, this is backed up by the strong levels of underlying buyer interest we are experiencing in our office at the moment.

If you’re a buyer, it’s a clear sign that you need to get active, and not delay inspecting properties for sale for a moment longer, as there’s some serious competition in the wind.
