Does your ‘to do’ list have the five D’s?

Well, we’re officially in the last month of Winter. This means that quite a few local home owners will be wondering about what they need to do, or not do, to get their property ready for the market this Spring selling season.

Now, as I’ve mentioned in SEVERAL RECENT POSTS, the smart sellers will be focused on getting ready for the market as soon as possible, as this increases your chances of getting a better result. So with this in mind, I’ve prepared a few general tips on the things you may need to consider doing to your property.

They include:

  1. Deep Cleaning

Giving your whole property a fresh sparkle should never be underestimated. Wipe down everything from your light switches to your door knobs, dust all the heating and cooling vents, make sure your appliances are sparkling (yes, including the oven), and ensure your window furnishings are super clean. You might even look at getting a window cleaner to help bring the outdoors inside, and don’t forget to pressure clean your garden paths and decks.

  1. De-cluttering

You want your buyers to fully appreciate the space that your property offers. This is hard to do if they have to look past your furniture and accumulated clutter. You may want to consider putting surplus items in storage while your home is on the market…and the added bonus is this can also help to make your move easier by starting the packing process.

  1. De-personalising

The fact is that it’s easier for buyers to see themselves living in your property if they aren’t seeing too many signs of your family living there. Think about putting all those family photos and personal memorabilia out of sight.

  1. Decorating

Never underestimate the difference that a splash of colour can make to your property presentation. Fresh flowers, a throw rug or extra cushion, even a variety of fruit in a bowl in the kitchen can have an impact.

  1. Delegating

A smart property seller knows that “many hands make light work”. Thus, don’t be afraid to call on friends and family members for help, and the added benefit is that these people can look at your home objectively, (i.e. through the eyes of a buyer), and point out issues that you may be overlooking.
