Beyond the Statement of Information: Introducing Victoria’s New Property Price Statement
Under updated Victorian property legislation (Consumer Legislation Amendment Bill 2026), a major shift in digital and printed real estate marketing takes effect on 1 October 2026.
The long-standing Statement of Information (SOI) is being retired and replaced by the new Property Price Statement (PPS).
At Barry Plant, we view this transition as a positive step forward. By providing clearer data and more granular detail upfront, the new PPS gives buyers complete confidence in how a property is priced while helping sellers attract genuine, qualified interest.
What is the Property Price Statement (PPS)?
The Property Price Statement (PPS) is a mandatory document that replaces the Statement of Information for all Victorian residential sales from 1 October 2026. It standardises how comparable market data, room dimensions, floor areas, and price indicators are displayed across online listings and printed collateral.
What Changes on Online Listings and Marketing Materials?
The transition to the Property Price Statement brings elevated standards to property presentation across realestate.com.au, Domain, agency websites, and printed brochures.
Statement of Information Vs PPS
OLD (SOI) - Basic price estimate, 3 comparable sales, suburb median price.
NEW (PPS) - Prominent positioning, enhanced property specs, strict data rules.
Key Upgrades Under the New PPS
- Prominent Placement: The PPS must be linked or displayed directly on the main digital listing view, rather than buried in footer attachments, ensuring buyers can inspect pricing logic instantly.
- Enhanced Property Specifications: Every PPS now includes explicit disclosures for total room counts, bedroom configurations, and internal/external square metreage where available.
- Granular Comparable Data: Comparable property selections face stricter criteria regarding proximity, property condition, land size, and recent sale dates to ensure direct relevance.
- 7-Day Reserve Alignment: For auctions and fixed-date sales, the PPS automatically updates to display the vendor's mandatory written reserve price at least 7 days prior to the sale date.
What the PPS Means for Buyers and Sellers
For Buyers: Instant Clarity and Faster Research
Searching for a home requires significant time and financial preparation. The upgraded disclosures within the PPS allow you to:
- Evaluate whether a home truly meets your spatial requirements before booking a private inspection.
- Understand the exact market evidence an agent used to establish the price guide.
- Access transparent pricing data without needing to request additional documentation.
For Vendors: Qualified Enquiries and Transparent Value
For property owners, the new PPS format eliminates ambiguity early in the marketing campaign:
- Attract High-Intent Buyers: Transparent pricing data filters out casual browsers and attracts buyers with confirmed budgets.
- Validate Premium Features: Displaying exact square metreage and detailed specifications highlights the tangible value of architectural upgrades or generous land size.
- Build Immediate Trust: Demonstrating total compliance from day one fosters a transparent relationship with prospective purchasers.
